Telangana Govt Grants Building Relaxations for Jubilee Hills Commercial High-Rise

The Telangana state government has granted a special relaxation to permit the construction of a commercial high-rise building on three adjoining plots located along Road No 10 in Jubilee Hills, Hyderabad.
The approval was officially issued through a Government Order by the state's Municipal Area and Urban Development Department on Monday. The order comes in response to a request submitted by CG Murali Mohan and other co-applicants seeking approval for the high-rise commercial development.
State officials issued the special relaxation following an examination of the representation made by the applicants, alongside a factual report provided by the Greater Hyderabad Municipal Corporation (GHMC). The evaluation process also took into account the provisions of current building rules, master plan proposals for the area, designated road widening plans, and precedents where similar relaxations had been granted in the past.
According to the state government, the identified plot abuts Road No 10, which has already been officially notified as a commercial road. The property is affected by a proposed 36-metre road widening initiative outlined in the city master plan. As part of the arrangement for the project, the applicants agreed to surrender the required portion of land for the road widening free of cost.
Under the terms of the special relaxation, the government has directed the GHMC to consider the commercial high-rise proposal subject to specific concessions. These concessions allow the building's height to reach up to 30 metres.
In addition, the order permits the construction of two extra floors above the 30-metre limit through the utilization of Transferable Development Rights (TDR). The state government has also granted permission for an environmental deck floor, which must adhere to existing official guidelines.
The concessions granted under the order also include permission for covered balcony projections extending up to two metres, along with setback relaxations wherever permissible under applicable building rules.
