TGRERA Orders Balaji Elegencia to Finish Dundigal Villa Amenities Within 60 Days

The Telangana Real Estate Regulatory Authority (TGRERA) has ordered the developer of the Balaji Elegencia project in Dundigal to complete all pending common amenities for local villa owners within a strict 60-day deadline. The regulatory directive was issued to address long-standing grievances of the property buyers who have waited years for their promised facilities.
In its official order issued on May 4, TGRERA stated that the respondent must strictly follow the development timelines that were committed before the Engineering Staff College of India (ESCI) during its project inspection. The authority ruled that the developer must execute the remaining works without any further extension or deviation from the agreed-upon schedule.
In addition to finishing the pending construction, the developer has been ordered to clear outstanding dues of Rs 1 lakh towards inspection charges to the ESCI. This payment, which must include all applicable Goods and Services Tax (GST), is required to be settled within 15 days from the date the developer received the order.
The regulatory intervention follows a formal complaint lodged by 15 villa owners of the Balaji Elegencia project in Dundigal. The residents approached TGRERA because they had purchased their villas based on the realtor's assurances that common utilities and other essential amenities would be fully developed within the project area.
According to the complainants, six years had elapsed since the signing of their initial sale agreements. Despite this significant passage of time, the developer had neither completed nor provided the promised common amenities to the home allottees, prompting the buyers to seek legal relief.
TGRERA's order made it clear that the developer must complete the pending amenities and works without financial impediment. The regulatory authority also warned that if the respondent fails to comply with these explicit directions, they will face legal penalties.
