TGIIC Raises Rs 1,447 Crore as Raidurg Plot Fetches Rs 269 Crore an Acre

The Telangana Industrial Infrastructure Corporation (TGIIC) raised Rs 1,447.22 crore from the auction of a 5.38-acre land parcel at Raidurg in Hyderabad on Friday, with the plot fetching a record Rs 269 crore per acre.

The parcel, designated as Plot P2, was purchased by Vamsiram Builders during the competitive bidding process. The auction came exactly a week after the adjoining Plot P1 was sold for Rs 1,386 crore, which translated to Rs 264 crore per acre. TGIIC has already received 25 per cent of the auction value for Plot P1 as its first-stage payment.

Together, the two successive auctions have generated a total of Rs 2,833.22 crore for the state government from 10.63 acres of prime land. The average realisation across both parcels stood at Rs 266.53 crore per acre, representing a 52.3 per cent premium over the set reserve price.

TGIIC vice-chairman and managing director K. Shashanka stated that the outcome of Friday's auction highlighted sustained investor confidence in Hyderabad and underscored the appeal of the Raidurg corridor as a prime business destination.

"The exceptional realisations achieved demonstrate the strength of demand for strategically located land and the significant value that can be unlocked through transparent and competitive price discovery," Shashanka said. He added that the bidding results also reflected the state government's investor-friendly policies and ongoing infrastructure development across the region.

The bidding was conducted online via the MSTC e-Auction platform. Real estate consultancy JLL served as the exclusive transaction adviser to TGIIC, handling market positioning, investor engagement, and price discovery processes.

According to TGIIC, the land sales are part of Telangana's broader monetisation initiative designed to unlock value from strategically positioned public assets through open market processes.
