TG RERA warns buyers against Bliss project by Pradeep Constructions in Somajiguda

The Telangana Real Estate Regulatory Authority (TG RERA) has issued a public advisory cautioning homebuyers, investors, financial institutions, and the general public against entering into any transactions related to the ‘Bliss’ residential project by Pradeep Constructions in the Somajiguda area of Hyderabad. The regulatory body announced that the project's RERA registration has lapsed and is no longer valid, following reports that the project land falls within the Full Tank Level (FTL) area and the buffer zone.
According to the official advisory, the residential project, which is being developed by M/s Pradeep Constructions, was originally granted registration under Section 5 of the Real Estate (Regulation and Development) Act, 2016. The project was registered on March 21, 2020.
TG RERA stated that it had been officially reported that the project land falls within the Full Tank Level (FTL) area and the buffer zone. Following a verification process, the authority noted that the project’s registration, which was valid from March 21, 2020, to January 2, 2026, had lapsed with effect from January 2, 2026, and is no longer subsisting.
In view of the lapse of the registration, the promoter is strictly prohibited from advertising, marketing, booking, selling, offering for sale, or inviting any person to purchase any apartment, unit, plot, or building in the project until further orders are issued by TG RERA. The authority further clarified that the promoter cannot represent the project as a validly registered RERA project for any statutory, commercial, financial, or promotional purpose.
TG RERA has strongly advised prospective homebuyers and investors to exercise the utmost caution. They are urged to verify the current legal and regulatory status of the Somajiguda project before entering into any transaction.
Additionally, the authority cautioned financial institutions, lending agencies, allottees, and other stakeholders regarding the project's financial dealings. The promoter cannot rely on the lapsed registration for availing, continuing, or seeking project finance, loans, credit facilities, or any related benefits for the 'Bliss' project.
