TG RERA Fines GNR Infra Rs 2.14 Crore For Unregistered Vanasthalipuram Villa Project

The Telangana Real Estate Regulatory Authority (TG RERA) has imposed a penalty of Rs 2.14 crore on GNR Infra Developers for promoting and marketing hundreds of unregistered villas under the project name 'Anvaya Villas' in Vanasthalipuram, Hyderabad. The authority initiated suo motu proceedings after discovering advertisements for the unregistered development in the public domain.

According to TG RERA, GNR Infra Developers was actively advertising the 'Anvaya Villas' project on its website and through promotional materials. However, the developer did not have the mandatory registration for this specific project name.

During the proceedings, GNR Infra Developers argued that each villa was built as an independent unit under separate permissions issued by the panchayat raj department. The company claimed the villas did not constitute a single real estate project, lacked common amenities, and did not require RERA registration. Seeking an exemption, the developer also denied engaging in any promotional activities.

TG RERA rejected the developer's arguments after a thorough examination of the company's website, brochures, pricing details, and planning authority records. The authority found that the promotional materials clearly presented the development as a large, integrated residential project with different villa types, pricing structures, and location-based premiums, indicating organised marketing.

The investigation revealed that while GNR Infra Developers held a valid TG RERA registration for a project named 'Anvaya Icon City' covering 57 villas, its promotional materials advertised 'Anvaya Villas' as a massive project comprising more than 300 villas spread across nearly 30 acres. The authority ruled that marketing this significantly larger development under a different name was a misleading practice that promoted an unregistered portion of a real estate project.

Terming the violations deliberate and serious, TG RERA stated that the developer had attempted to bypass mandatory registration requirements by misrepresenting the scale and identity of the project.

As a result, the authority directed GNR Infra Developers to pay a penalty of Rs 2,14,51,440 within 30 days. The developer must also immediately stop using the name 'Anvaya Villas', restore the registered name 'Anvaya Icon City' across all promotional platforms within seven days, and display the correct TG RERA registration details in all future advertisements.
