Rajiv Rahadari Property Owners Oppose TDR Compensation for Corridor Project

Property owners affected by the proposed Rajiv Rahadari road widening and elevated corridor project in Hyderabad, including those in the Cantonment area, have voiced strong opposition to compensation offered through Transferable Development Rights (TDR), citing potential financial losses.

The Rajiv Rahadari Property Owners’ Joint Action Committee (JAC) issued a statement on Saturday highlighting concerns over a recent government order. The order extended TDR provisions to properties located within the Cantonment area that were previously outside the jurisdiction of the Hyderabad Metropolitan Development Authority (HMDA). According to the JAC, this extension directly impacts property owners along the corridor alignment.

The committee warned that while TDR certificates are proposed as an alternative form of compensation, they often trade at a discount in the open market. Owners fear that selling these certificates below face value would leave them with reduced financial returns after surrendering assets that represent their savings, security, and livelihoods.

JAC chairman Telukunta Satish Gupta stated that property owners must not be forced or pressured indirectly into accepting TDR certificates. He advised all affected owners against surrendering their land or finalizing compensation agreements without first securing independent legal and financial counsel.

The JAC has formally demanded fair, just, and adequate cash compensation calculated according to prevailing open-market values. The committee also called for compensation parity, asking that payouts match the ratio granted to property owners affected by infrastructure projects in Thumkunta.

Emphasizing transparency, the committee urged that any owner consent should only be given after full disclosure of market values, legal consequences, and the financial risks tied to TDR certificates. The JAC appealed to all affected land and building owners to stay united and cautious while compensation terms remain under official consideration.
