India Office Occupancy Reaches 901 Mn Sq Ft in H1 2026, Hyderabad Stock Up 8%

Hyderabad's occupied commercial office stock expanded by 8 percent year-on-year to reach 114.3 million square feet in the first half of 2026, as India's overall commercial real estate market crossed a historic milestone, according to data from Knight Frank India.
Across the country, total occupied office stock reached 901.1 million square feet as of June 30, 2026, out of an aggregate office inventory of a little over 1 billion square feet. The national figure marks a 6 percent year-on-year increase from 847.0 million square feet recorded in the first half of 2025, reflecting sustained occupier confidence and steady business expansion across the country's eight leading commercial office markets.
Bengaluru retained its position as India's largest office market, recording 222.4 million square feet of occupied stock in H1 2026 on the back of an 8 percent annual growth rate. Delhi National Capital Region followed as the second-largest market with 178.1 million square feet, registering a 2 percent increase over the previous year. Mumbai's occupied office space rose 5 percent to reach 146.6 million square feet.
Hyderabad stood as the fourth market in terms of scale, with its occupied stock reaching 114.3 million square feet after clocking an 8 percent year-on-year rise.
Among office markets with total occupancy below the 100 million square feet threshold, Pune emerged as a prominent growth centre. Pune registered a 10 percent year-on-year increase to reach 98.8 million square feet, moving closer to the 100 million square feet benchmark.
Chennai recorded a 6 percent annual expansion to reach 88.9 million square feet of occupied space. Meanwhile, Ahmedabad registered the highest percentage growth among all tracked cities, with occupied office stock rising 9 percent year-on-year to 27.5 million square feet.
