Hyderabad Records 6,166 Home Registrations Worth Rs 4,447 Crore in July 2026

Residential property registrations in Hyderabad stabilized in July 2026 following sharp swings in May and June, according to an assessment released by Knight Frank India on Wednesday.

A total of 6,166 residential properties worth Rs 4,447 crore were registered across the Hyderabad market during the month. This represented a 1% year-on-year rise and an 11% month-on-month increase in registration volumes, alongside a 7% year-on-year and 7% month-on-month increase in total value.

The sequential improvement in July indicated that market activity largely normalized following a surge in May and a subsequent correction in June linked to the revision of guidance values. The Hyderabad residential market covers four districts: Hyderabad, Medchal-Malkajgiri, Rangareddy, and Sangareddy, encompassing both primary and secondary real estate transactions.

On a cumulative basis, residential registrations during the January to July 2026 period rose 4% year-on-year to 44,158 units. The total value of registered homes during the seven-month period reached Rs 30,847 crore, marking a 6% increase compared to the same period in the previous year.

"July’s registration trends indicate that Hyderabad’s residential market has moved into a more stable phase following the volatility witnessed in the previous two months," said Shishir Baijal, International Partner, Chairman and Managing Director of Knight Frank India.

Demand showed strength across mid-range and premium segments during July. Registrations for homes priced between Rs 50 lakh and Rs 1 crore, as well as those priced above Rs 1 crore, both recorded a 5% year-on-year increase. Conversely, registrations for homes priced below Rs 50 lakh fell marginally by 3%.

Premium housing accounted for 50% of total transaction values, up from 48% recorded a year earlier, and represented 20% of all registrations. While the affordable housing segment experienced softer demand, it remained the largest contributor to overall transaction volume at 54%.
