Hyderabad Collector Briefs Rajiv Highway Corridor Landowners on TDR Scheme

Hyderabad District Collector Dr Priyanka Ala briefed landowners affected by the Rajiv Highway Elevated Corridor (State Highway-1) from Paradise Junction to Shamirpet on the Transferable Development Rights (TDR) scheme and its benefits during an awareness meeting held at the Hyderabad Collectorate on Thursday.
During the meeting, the collector explained the TDR policy, eligibility criteria, applicable rules, and the online application procedure through the BuildNow portal. She clarified that the value of TDR is directly linked to the rates fixed by the concerned sub-registrar office (SRO). Under prevailing rules, if applicable SRO rates increase in the future, the value of the TDR will rise accordingly.
Collector Ala emphasised that TDR is an optional mechanism for eligible property owners, subject to applicable regulations, eligibility conditions, and legal requirements. She urged the affected landowners to thoroughly understand the provisions of the scheme so they can make informed choices regarding the compensation and development options available to them.
Officials present at the session explained the practical procedures for using and transferring TDR, highlighting its key benefits and the various scenarios in which property owners can utilise the certificates. The collector and department heads interacted directly with attendees to address queries regarding valuation, SRO rates, online application steps, and transfer mechanisms.
Several senior officials participated in the meeting, including District Revenue Officer Dr Narayana, SH-1 Special Deputy Collector and Land Acquisition Officer Aparna, and Hyderabad Metropolitan Development Authority (HMDA) Chief Planning Officer Ravinder Reddy, alongside other department representatives.
Property owners attending the awareness session noted that because TDR remains an optional alternative rather than a mandatory requirement, affected landholders have greater flexibility in deciding how to proceed with their properties.
