CREDAI Hyderabad Urges Government to Cut Building Permit Mortgage at HITEX Property Show

CREDAI Hyderabad on Friday sought the Telangana state government's intervention to remove the 10% building permit mortgage requirement for real estate projects or reduce it to 5%, stating that the step would release essential capital for developers. The demand was raised during the inauguration of the CREDAI Hyderabad Property Show 2026 at the HITEX Exhibition Centre in Hyderabad.

The three-day property show, organised under the theme 'Rate Aagadhu, Demand Thaggadhu', was formally inaugurated by Chief Secretary Sanjay Jaju. Scheduled to run from August 28 to August 30, the event brings together real estate developers, financial institutions, and other industry stakeholders. The exhibition features more than 300 RERA-approved projects presented by over 60 developers, showcasing properties from across Hyderabad to prospective homebuyers.

Speaking at the event, CREDAI Hyderabad president N Jaideep Reddy raised several procedural issues faced by the sector, specifically seeking the release of mortgage components, particularly the NALA-linked component. He pointed out that a policy direction already exists to release 5% for earlier approvals while retaining the remaining 5%, and he urged the state government to expedite the implementation of this measure.

In addition, Reddy requested the introduction of a streamlined mechanism that would permit developers to pay the applicable NALA fee alongside the building approval process. He noted that integrating these steps would bring greater efficiency and administrative clarity to the overall approval system.

Addressing the gathering, Chief Secretary Sanjay Jaju noted that Hyderabad is witnessing robust growth in its business environment, which continues to generate growing interest across the city and Telangana. He described real estate and property development as vital components of economic growth and assured stakeholders that the government would collaborate closely with the industry to foster trustworthy and transparent development.

Jaju stated that the government will continue working collectively with industry partners to ensure the real estate sector remains a strong driver of growth for Telangana and actively contributes to realising the vision of Telangana 2047.
