Buyers Flag High Prices at CREDAI Property Show in Hyderabad

Potential home buyers visiting the opening day of the CREDAI Hyderabad Property Show flagged steep real estate prices across the city, including prime pockets like Kokapet. Many visitors questioned the high rates despite several plots and properties remaining vacant, with several attendees using the exhibition to compare prices, amenities, and project locations rather than committing to immediate purchases.

Prospective buyers expressed concern over affordability in the current market. One home seeker searching for upcoming projects in Kokapet stated that developers should reduce quoted rates by at least 20 percent for properties priced above Rs 2.5 crore, noting a personal budget of Rs 1.5 crore to Rs 2 crore for a 3 or 3.5 BHK apartment while observing that the current landscape does not favor buyers.

Real estate developers at the event, including representatives from Sattva group, Ramky Estates, and Modi Builders, reported steady interest and price enquiries from visitors. Developers noted that footfall was relatively low on Friday because it was the opening day of the three-day exhibition, but said they expected larger crowds over the weekend.

Addressing price concerns, a representative referring to a new project from Sattva stated that rates were competitive given the size of the properties. The representative cited a 3BHK unit measuring around 3,500 square feet quoted at roughly Rs 4.2 crore, asserting that property prices are unlikely to undergo any correction in the near future. Representatives from most participating real estate firms maintained that demand and values would continue an upward trend, particularly in prime localities.

The pricing debate comes amid figures from the CREDAI Hyderabad housing report, which revealed that the city recorded Rs 52,913 crore in home sales during H1-CY26. Although overall sales value remained substantial, the total volume of homes sold dropped by 13 percent year-on-year to 26,068 units, while new launches stood at 49,656 units during the same period.
